 Tenant Representation Advisors Society invites TRADS Members to attend an 
 afternoon networking event and legal update presentation which will be hel
 d at the Withers LLP\, 20 Old Bailey\, EC4 on 20th March 2024.</p>\n<p>Sen
 ior members of the Withers real estate and construction team will run a wo
 rkshop to discuss current landlord/tenant issues particularly in the offic
 e sector.  It will be run as a live working discussion of current topics 
 which will include the following:</p>\n<ol>\n<li>Discussing the treatment 
 of premium rent relating to Cat A+ space fitted out by the landlord on ren
 t review and the amortisation period.</li>\n<li>Considering the constructi
 on elements relating to such works including warranties from the contracto
 r and key members of the professional team. </li>\n<li>Reviewing some of 
 the changes introduced by the Building Safety Act and the pitfalls on the 
 wording of collateral warranties.</li>\n<li>EPC ratings - carving out ener
 gy improvement works from the service charge.</li>\n<li>Discussing the dif
 ferences between "improvements" and "maintenance" in a service charge.</li
 >\n<li>Subletting - considering alienation provisions in respect of securi
 ty obligations for the undertenant.</li>\n<li>Assignment provisions - what
  would be reasonable from a landlord's perspective?</li>\n<li>Guarantees 
 – for a limited timeframe rather than for duration of lease?</li>\n<li>F
 rom a disputes angle - what is reasonable and unreasonable in alienation p
